The Deal Challenge isn’t a ‘class’, it’s an accountability/help group led by Vena Jones-Cox meant to get you out talking to sellers, evaluating properties, and making deals (or at least finding out that ‘nos’ don’t kill you).
The expectation is that you fully participate, consistently meeting the requirements and attending the weekly Zoom meetings.
Here are those requirements:
- You must have a way to get leads of motivated sellers. It can be a list source, a driving for dollars list, an app like REIBlackbook, but it MUST be able to generate at least 50 new leads each week
- You must have a way of “getting comps”. Not the Zestimate, actual comps.
- You must reach out to at least 50 off-market leads a week. This can be done via mail, door knocking, call or text
- You must SPEAK TO at least 10 potential sellers a week. Again, this can be in person or by phone, and you can use for sale by owner ads to do this.
- You must attend the weekly accountability/deal Zoom, which will be held Monday evenings, 7:30-9:00 Eastern, June 15th through July 20th. If you need to miss a week, you must let Vena know in advance; if you miss 2 weeks in a row, you won’t be allowed to return, and no, you won’t get a refund. It’s an accountability group. You need to be committed to being there.
What you’ll get in return is:
- Instruction about HOW TO reach out to leads and talk to sellers
- A form for ‘interviewing’ sellers
- Weekly help, via the Zoom meeting, with ideas for evaluating, structuring, funding, and making offers to sellers you talk to
- Real experience in what it’s like to plan for and execute consistent deal finding systems, and in talking to potential sellers
Because of the hands-on nature of this program, the program is limited to 20 people.
